With 340 total residences, we have the perfect floor plan for you.

10% are Efficiency’s (Studios), 70% are One-Bedrooms and 20% are Two-Bedrooms.

Does SFM have a fitness center?

We have a large state-of-the art fitness center with vaulted ceilings overlooking the resort-style pool.

Is SFM a gated community?

Yes, we are a gated property with two entry gates for vehicles and multiple pedestrian gates that require a key fob for entry.

Do SFM staff live onsite?

Yes, our maintenance staff live onsite and are available for 24/7 emergency service calls should the need arise.

Does SFM have package lockers?

Yes, we have a Luxor Package Locker for residents to receive their packages which is FREE for residents.

Does SFM have elevators?

Yes, we have elevator access for one building.  The other two buildings have stairwells.

Does SFM have units with yards?

Yes, many of our ground floor units have astro turf fenced in yards.

Does SFM have trash service?

Yes, SFM has valet trash service where residents put trash outside their front door after 6 p.m. and before 8 p.m. Thursday through Sunday for pickup between 8 p.m. and 11 p.m.

Does SFM have a parking garage?

Yes, we have a parking garage with 274 spaces.  Half are on the first floor, which is covered, and half are on the roof, which is uncovered.  There is no charge for covered garage parking spaces on a first come basis each day.  We also have 147 open surface spaces which may be closer and more convenient to your unit.

Does SFM have individual garages?

Yes, we have 26 individual garages with a separate rental fee.

Does SFM have reserved parking spaces?

Yes, we have reserved spaces in the covered garage and in the open surface parking with a separate rental fee.

Does SFM have guest parking spaces?

Yes, we have ample guest parking spaces.

Does SFM have a dog park?

No, but we do have a number of locations throughout the property to walk your dog and areas with pet waste stations.

Does SFM have Electric Vehicle (EV) charging stations?

Yes, we have four EV charging stations in our covered parking garage.

Is SFM safe?

We are a limited access property requiring a key fob to enter.  We also have a courtesy patrol company that does random drive throughs and walk throughs of the property multiple times each week.  Residents are given the courtesy patrol company’s contact information if they have a concern or question.

Application:

Do you run credit and background checks?

Yes, SFM uses a company called Yardi Screening to check the credit history, rental history, and criminal background of applicants. Yardi Screening is a company that operates nationally and independently. They don’t have a specific credit score requirement, but they look out for things like recent evictions, bankruptcies, felonies, and unpaid debts to previous landlords. We also require applicants to provide proof of income that is at least three (3) times the rental rate per month. Are guarantors accepted?

Yes, SFM does allow qualified guarantors. A guarantor is someone who agrees to take responsibility for the rent if the primary tenant cannot pay. If someone wants to be a guarantor, they need to fill out a Resident Application and go through the same screening process as if they were going to live in the unit themselves. They also need to meet our resident qualification criteria. Additionally, guarantors need to have a monthly income that is at least five (5) times the rent amount, and this income must be verifiable. Once a guarantor is approved, they will need to fill out and sign a Lease Guaranty Agreement. This agreement states that the guarantor can be held responsible for fulfilling all of the lease obligations. This means they may have to cover the full cost of the rent and other expenses, like damages, even if there are other roommates listed on the lease.

Is my security deposit refundable?

Yes, your security deposit will be refunded back to you if the apartment in the same condition as when you moved in, except for any regular wear and tear. However, if there are any outstanding charges on your account, those will be deducted from the security deposit. The bills for water and sewer services come after the end of the month. So, when it’s time to return the security deposit, the amount needed to pay those bills will be deducted from it.

Are there any specials or discounts?

Yes, we offer a Preferred Employer Discount program. We also run specials periodically. Please contact a Leasing Specialist at (844) 537-7936 for more information.

Is renters insurance required?

Yes, every apartment home is required to have a liability coverage policy worth $100,000. Residents can choose their own insurance provider. Alternatively, we provide an option called Liability Only Protection Program. This program is offered by a third-party vendor called Risk Relief. It offers a low-cost way to meet the minimum liability requirement in your lease. It costs only $16 per month, due by the 1st of each month. It’s important to understand that liability coverage is not renters insurance and does not cover your personal belongings. Rent & Lease Agreement:

When is rent due?

Rent is due on the first of each month.

How do I pay rent?

You can pay rent online through our Residents Portal or through the RentCafe Resident Mobile App. Available in the Apple Store and Google Play.

We also accept the following payment methods:

  • E-check: ACH (e-check) is accepted with no additional fees.
  • Credit cards: Master Card, Visa, Discover, and AMEX are accepted for an additional fee.
  • Money Order or Cashiers Check
Are there late fees for late rental payments?

Yes, rent is late after the 3rd of each month. The late fee is 10%. Please check your lease agreement for more information about our late fee policies.

Is there a penalty for breaking a lease?

Yes, our early termination policy is defined in your lease agreement.

Can I sublet my apartment to someone?

No, we don’t allow any form of short-term renting or subletting in our community. This includes popular homestay services like Airbnb or VRBO, which are also not allowed.
